Most garden rooms arrive as a kit and get set down on a slab, which is why so many of them look like they landed in the garden rather than belong to it. We build ours on site, as part of the garden. That means the foundations suit your ground, the floor level relates to the terrace, and the paving, steps and planting around it are designed at the same time as the building.

Planning permission for a garden room in Bearsden
Get this right before you get as far as choosing cladding. Scottish permitted development rules set hard limits on outbuildings.
No higher than 4 metres at the highest point. No higher than 2.5 metres for any part within a metre of the boundary. Eaves no higher than 3 metres. Those three numbers decide where in your garden the building can go, and they usually push it away from the fence line.
This is the one that catches people out. In a conservation area the permitted footprint drops to 8 square metres. That is roughly 3 metres by 2.7 metres, which is too small for a usable office once you allow for insulation and a desk. Part of Old Bearsden sits inside a conservation area, so anything worth building there needs a planning application. That is not a reason to give up, it is a reason to start the application early.
The garden room, plus anything else already built there, must not take up half or more of the ground behind your house. On the deep rear plots common in Bearsden that is rarely the constraint. On a smaller Baljaffray or Mosshead garden it can be.
Permitted development is a general position, not a guarantee for your plot. The Scottish Government guidance on outbuildings covers the full rules, and East Dunbartonshire Council confirms whether your property is affected. We check the position at the site visit.
How we build them
Built to be used through a Scottish winter, not from March to September.
Foundations
Concrete pad or ground screws, chosen for your ground. Bearsden clay behaves differently to made ground on the newer estates, so the foundation is a site decision rather than a standard detail.
EPDM rubber roofing, which handles Scottish rain and lasts. Composite or cedar cladding, chosen to sit with the house and the rest of the garden rather than against it.
Pressure-treated softwood or engineered timber frame, with PIR rigid foam board insulating the walls, the floor and the roof. Insulating the floor is the step cheap builds skip, and it is the reason those rooms are cold from October.

Where it sits, and what changes around it
A garden room takes a chunk out of the garden, so the rest of the layout has to work with it. The approach path needs to be usable in the rain, which means paving rather than stepping stones through wet grass. Screening on the boundary side stops it looking like a shed from the neighbour's window. And the space between the house and the room is usually where the garden gets its new terrace. On the Bearsden garden we completed in early 2025 the same principle applied to a covered outdoor kitchen under a pergola roof: the structure worked because the paving, levels and planting were designed around it from the start.
